Project Problem
Courtyard Terraces was proposed to add 88 studio and one-bedroom units targeted to very low income seniors in a challenging redeveloping area in the City Heights community of San Diego. The site was a small infill site with severe topographic features.

Chelsea’s Solution
Chelsea participated in the design of a high density podium-style building, with living units in a European courtyard configuration atop a restricted access parking structure. The design includes extensive security features including real time security cameras for the courtyard and other residential areas, parking structure and surrounding neighborhood. The project was developed in a joint venture with Housing Development Partners, a not-for-profit affiliate of the San Diego Housing Commission. It was constructed on time and substantially under budget by Emmerson Construction, Inc., an affiliate of Chelsea Investment Corporation.
